Can you have a ready-made questionnaire for people who are interested to fill out before you go any further? I do that w/ my puppies. It is my initial "interview" and makes it very easy to weed out the obvious idiots and a-holes. Then a phone conversation weeds out some. Then, some are weeded out in person, or via email convos. I dont let people come see puppies or my dogs without knowning who they are. A copy of a drivers license would not be a bad idea. Definitely name, address, phone, vet reference, horse person reference, trainer reference and at least a drivers license check to see if htey are who they say. And, if they cant follow simple rules (dont bring a ton of people, dont bring kids, etc) then thats a deal breaker immediately. Also, if someone came to see a horse, I think I'd make them sign some sort of waiver regarding getting hurt on your property or something...just some ideas.

Life is full of time wasters. I once had my house on the market and an older couple rang the doorbell on a SUNDAY, cause they were driving around, bored, and wanted to see the house. Werent interested in buying, mind you, just looking!!! I said NO. If you want to see the house, there is the name of my realtor on the sign you read when you decided to stop. Call him. Buh-bye.
