EagleViewArabians wrote: Thanks BIWAP. The easement was not recorded anywhere as far as I know, just two pieces of paper signed and notarized between us. So with a mutual release do we just write something up and approach them with it? What if they refuse since our property is basically their front yard? Any recourse then? Like you said, their easement is ONLY "their" front lawn and they are allowed to mow it but not build on it. So by going PAST "their" front lawn and going down onto our property they were way past the easement. Numnah, I agree that although it was irritating that he just popped out of the woods those two times it was fairly harmless. Although the first time he did it we were backing Reggie for the first time and it scared the shit out of him and us! The second time with the flood, he came by about 2 weeks after the flood so he could of just driven over. Again, nothing to freak out over but just irritating. We didn't cancel it 8 yrs ago because honestly we didn't have a problem with them using our property for their lawn plus it kind of protected us that they were admitting their yard was really ours.
